We say no more than we say yes.
We look for quality property the market has priced wrong — mispriced, out of favour at this point in the cycle, or carrying upside nobody has realised. Assets are underwritten on contracted income and a defensible exit, and most of what we review is declined.
Every asset carries a plan.
We set the strategy for each property before we own it and revisit it every year — hold period, income profile, capital works, exit thesis. Nothing sits in the portfolio by default. If the plan stops working, we change it or we sell.
Specialists on the ground, strategy from us.
We appoint and direct leasing agents who know their submarket better than any generalist could, and we set the brief they work to — target tenant, covenant, term and incentive limits. The specialist runs the campaign. The decision stays with us.
A well-run building is worth more.
We look after the physical asset — maintenance, contractors, building services and statutory compliance. A building that presents well leases faster, holds its tenants longer and values higher. The detail compounds over a hold period.
Spend only where it returns.
Every asset is assessed for what could make it worth more — refurbishment, repositioning, subdivision, or a planning permit that unlocks a use the current owner never pursued. Each initiative is measured against the capital and time it consumes.
Timing matters as much as pricing.
We structure and manage debt at fund level, including covenants, refinancing and interest rate exposure. Hedging is actively timed rather than set and forgotten — we take a view on where rates are heading and fix, float or stage cover accordingly, with the objective of lowering the cost of capital over the hold.
You’ll always know who made the call.
Investors deal directly with the people managing their capital. We report regularly, pay distributions on schedule, and raise issues early rather than at the next reporting date. There is no account management layer between you and the decision-maker.
Speak directly with the team that manages the portfolio — no agency intermediary required.
